Working Process

The Buying Process

Ten steps, start to keys. Whether it’s your first home in The Woodlands
or your fourth move across Montgomery County, here’s exactly how we
take you from “what if” to closing day, without the guesswork.

01

Make your wish list

We start over coffee, not contracts. Schools, commute, acreage, a pool, a shop out back — we separate the non-negotiables from the nice-to-haves so every showing after this one actually counts.

  • Lifestyle fit
  • Must-haves
  • Target areas
02

Prepare your finances

Before you fall for a house, we get clear on the number. Income, savings, credit, and debt-to-income all shape what a comfortable monthly payment really looks like — taxes and insurance included.

  • Credit review
  • DTI
  • Down payment
03

Get pre‑approved

Pre-qualified is an estimate. Pre-approved is leverage. We'll connect you with lenders we trust so your offer lands as a serious one.

04

Search for your home

Now the fun part. You'll get listings the moment they hit the market — plus the ones that haven't yet. We tour together, take notes together, and by house number six you'll still remember which was which.

  • Curated alerts
  • Private tours
  • Off-market access
05

Make an offer & negotiate

We price it with a real comparative market analysis, then negotiate the whole picture — not just the number. Closing costs, repairs, contingencies, home warranty, which appliances stay.

  • CMA
  • Terms strategy
  • Contingencies
06

Secure your financing

Lenders will need financial documents. Have ID, two years of tax returns, recent pay stubs, bank statements, and current debts ready and this stage moves fast.

07

Home inspection

An independent inspector goes through roof, foundation, structure, HVAC, electrical, plumbing, insulation and moisture — so you buy the house you think you're buying.

08

Appraisal & title search

Your lender confirms the home is worth the loan, title confirms the seller can actually sell it, and you'll line up homeowner's insurance before closing.

09

Final negotiations

Inspection or appraisal turned something up? That's not a dead deal — it's a second seat at the table. Repairs, credits, or a price adjustment.

10

Close the deal

One last walkthrough to confirm nothing's changed. Then signatures, funds transfer, and the part we do this job for — keys in your hand.

Welcome home.

The Selling Process

Seven steps from first walkthrough to sold sign. We price it right, present
it properly, and market it where the buyers for your home actually are,
then negotiate hard for the terms that matter to you.

01

Consultation & home evaluation

We walk your home together and talk through your timeline — moving for space, for work, for a change of pace. Then we evaluate the property honestly: condition, features, and where it truly sits in today's market.

  • Walkthrough
  • Your timeline
  • Honest read
02

Market research & pricing strategy

Recent sales, active competition, days on market, and where buyer demand is actually pointing this month. Price is the single biggest lever you have — we set it with data, not optimism.

  • Comps
  • Demand trends
  • List price
03

Prepare your home

A punch list of what's worth fixing and what isn't, staging guidance, then professional photography, floor plans and a virtual tour.

04

Market your property

MLS first, then syndicated across Zillow, Realtor.com and the luxury portals — plus targeted social, local print, and the broker relationships that move homes quietly.

05

Showings & open houses

We handle scheduling around your life, collect feedback after every showing, and send you a weekly report on activity — with a recommendation attached.

06

Review offers & negotiate

The highest number isn't always the best offer. We read every one in full — financing, contingencies, closing date, option period — and negotiate directly with buyer agents on the terms that serve your move.

  • Offer analysis
  • Contingencies
  • Terms first
07

Closing & final steps

We stay on top of the buyer's inspection and appraisal, coordinate with lenders and the title company, and chase down anything that threatens the date — right through closing day.

Sold.
